Manage Rates & Availability
Most hotels can review a date range and update one rate plan in about 10 minutes.
This guide helps you review ARI availability and edit nightly rates or restrictions. Use it when the Rates & Availability page appears in Operations. If the page is missing, your property may not have ARI calendar access.
Go to: Operations → Rates & Availability
Some properties can open the grid but cannot edit it. You can still review availability, base rates, and restriction badges.
Cloudbeds calendar reads are available independently from rate-plan management. Cloudbeds editing starts disabled and requires a controlled rollout by your AVA administrator.

SS means stop sell. CTA means closed to arrival. CTD means closed to departure. LOS shows minimum or maximum stay rules.
Day-use rate plans show a Day use chip.
If the plan has times, you see the stay window like 09:00 – 17:00.
Hover the chip to see whether the times come from the plan or property defaults.
Check Public Booking Availability
If your property uses the public Booking Engine, it reads the same live ARI rules. Guests see only room types with an active rate-plan assignment and matching capacity.

A configured room type can still appear as Sold out. An unconfigured operational room type does not appear in public results.
Review the calendar before launch, then test one guest search with the intended dates and guest count.
Use Cloudbeds Rates and Availability
For Cloudbeds, AVA reads the detailed daily calendar for the selected dates. It keeps missing room or rate rows visible, so you can spot incomplete PMS data.

Cloudbeds publishes changes asynchronously. After a supported save, AVA waits for the PMS job to finish and checks the calendar again. Treat the change as complete only after the updated value appears.
Track Cloudbeds Saves
Cloudbeds writes can take time to publish. AVA shows the write status while it checks the PMS.

AVA checks job completion for up to seven minutes. It then checks the calendar value before showing success. Use manual refresh when verification times out.
Cloudbeds can support some controls while hiding others. For example, restrictions may remain editable while a derived price stays read-only. The Reset to base rate action also stays hidden when price clearing is unsupported.
Cloudbeds uses separate identifiers for catalog plans and daily actionable rates. Choose the plan shown in the calendar and do not assume every catalog plan can be edited.
Review Day-Use Windows

Find the day-use rate plan row.

Look for the Day use chip beside the plan name.
✓ The chip shows the stay window when Streamliner has day-use times.
Open the Calendar

Use Window start to jump to a date.

Use Previous week or Next week to move by seven days.
✓ The grid shows a 14-day window.
Update Availability

Find the room type row.
-
Click the day cell with the
available/physicalcount. -
Click it again to reopen the day if needed.
✓ A stop-sell cell turns red and shows a line-through.
Update Nightly Rates

Find the rate plan row.

Click the price cell.
-
Type the new amount.
-
Press Enter or click away.
✓ The cell shows the new override price.

To remove an override, click Reset to base rate.
✓ The price returns to the base rate.
A bold price means an override. A muted price means the plan is using the base rate.
Update Restrictions

Find the rate plan row.

Click Edit restrictions.

Turn on Stop sell, CTA, or CTD as needed.

Enter Minimum length of stay or Maximum length of stay when required.

Click Save.
✓ Badges appear on the day after the save finishes.
Troubleshooting
The page does not open
What you see: You are sent back to the homepage.
Fix:
- Confirm your property supports ARI calendar access.
- Ask support to enable ARI support for the property.
- Refresh the app after support confirms the change.
Changes do not save
What you see: The value changes back after you leave the cell.
Fix:

Confirm you can edit settings in AVA.

Try one cell again.
-
Refresh the page and retry after the calendar reloads.

For Cloudbeds, wait for the save status to finish before refreshing.
✓ AVA shows the updated calendar value only after Cloudbeds confirms it.
Prices look wrong
What you see: A price looks muted, or the amount does not match your plan.
Fix:
- Check whether the cell is an override or a base-rate fallback.
- Click Reset to base rate if you want the base rate again.
- Re-enter the price if the override was incorrect.
Day-use window is missing
What you see: A day-use plan shows Day use without hours.
Fix:
- Check whether the plan has its own day-use times.
- Confirm the property's default day-use window in settings.
- Refresh the page after you save the change.
- If the PMS does not send times, a label-only chip can be expected.
Restriction badges do not match
What you see: A day still shows SS, CTA, CTD, or LOS after you saved.
Fix:
- Reopen Edit restrictions for that day.
- Confirm the saved values.
- Save again if a field was missed.
Cloudbeds editing is unavailable
What you see: Cloudbeds rates or availability load, but edit controls are missing.
Why this happens: Cloudbeds write capabilities are enabled separately during rollout.
Fix:

Confirm the calendar values you need to change.

Ask your AVA administrator whether Cloudbeds ARI writes are enabled for your property.

Do not change the same value repeatedly in Cloudbeds while AVA is checking a save.

Use Cloudbeds directly for unsupported actions, such as stop sell during initial rollout.
✓ Read-only behavior is expected until the approved capability is enabled.
Cloudbeds change stays pending
What you see: A Cloudbeds change is accepted, but the new value does not appear immediately.
Fix:

Wait for the save status or retry time shown by AVA.

Refresh Operations → Rates & Availability once the status finishes.
-
Check the same date and rate row again.
-
Contact support if the old value remains after the read-back check.
✓ AVA reports success only after the published calendar value is verified.
Cloudbeds save failed or timed out
What you see: The save shows an error, or verification does not finish.
Fix:
-
Read the message shown beside the calendar.
-
If the message says Queued, wait for the PMS job to finish.
-
If verification times out, use Refresh and check the same date.
-
Do not submit the same change repeatedly while the first request is pending.

Contact your AVA administrator when the PMS rejects a supported value.
✓ The calendar shows the current PMS value after a successful read-back.
A room is missing from public search
What you see: Guests cannot find a room type or rate in the Booking Engine.
Fix:
- Check the room type's Available count for every requested night.
- Confirm the rate plan is Active and assigned to that room type.
- Check for Stop sell, CTA, CTD, or LOS badges.
- Confirm the guest count fits the room type capacity.
- Refresh the calendar and test the search again.
If the room shows Sold out, the room is configured but has no bookable inventory. If it does not appear at all, ask your AVA administrator to check the room configuration.
A guest cannot complete a booking after searching
What you see: A room was available during search, but booking completion reports no availability.
Fix:
- Refresh Operations → Rates & Availability.
- Check whether another booking reduced the available count.
- Ask the guest to search again with the same dates and guest count.
- Treat a new availability message as current.
Availability can change between search and booking completion.
